This is a set of restrictive covenants for individual single-family lots within the Wintergreen North subdivision in Lancaster (formerly Hurst), Texas. It binds homeowners (lot owners) and runs with the land, meaning each lot owner must follow these rules.
- Residential use: Each lot is limited to single-family residential use only.
- Construction & materials: Main structures must be at least 2,000 square feet (excluding porches/garages), use brick, stone, or stucco for at least 75% of exterior walls, have a roof pitch between 6/12 and 12/12, and use wood shingle, warm-tone concrete, or tile roofing. All houses must include a side- or rear-entry two-car garage.
- Architectural review: No building or alteration may begin without written approval from the Architectural Committee. Two complete sets of building and plot plans must be submitted; the Committee has 30 days to approve or deny, otherwise approval is deemed granted. The Committee may waive up to 10% of the minimum square footage and other minor variations.
- Property upkeep & nuisances: Weeds, debris, and unsightly growth must be controlled. Garbage containers must be hidden from street view. No obnoxious or offensive activities are allowed. Clothes lines and service facilities must be enclosed or screened.
- Parking & vehicles: Boats, trailers, campers, and inoperable vehicles must be parked in a garage (not on the street or visible side yard). No trucks over one ton or vehicles with painted advertisements may park overnight on the street.
- Pets: Only pets usual to a one-family household are allowed. Horses, sheep, goats, pigs, cows, chickens, rabbits, peacocks, ducks, pigeons, and fowl are expressly prohibited.
- Fences & signs: Fences must be wood or masonry and cannot be placed forward of the front building line. Advertising signs are limited to 3 ft x 4 ft, for sale signs only.
- Temporary structures: Only a temporary construction office is allowed during active building and must be removed upon completion. No other temporary structures are permitted.
