Lakewood Owners Association is a standard single-family HOA covering two subdivisions in Lakehills, Texas — Lakewood Estates and Lakewood Park. These documents (Articles of Incorporation, Bylaws, and a combined Amended & Restated Declaration) are the full rulebook for owners, residents, and the board. The text tells you what you can and can't do with your lot, how the association is run, and what fees you'll owe.
- Residential use & home businesses: Lots are for single-family residential use only. No commercial or business activity is allowed, except small home offices without vehicle traffic. Lots on FM 1283 that are platted for commercial use may be used for business, but only with ARC and board approval. Camping with tents, campers, or travel trailers is allowed for no more than 4 consecutive days in any 7‑day period; after a house is built, RVs may be stored but not lived in.
- Leasing & rentals: Owners may lease their lot and house for single-family residential use for a minimum term of 60 consecutive days. Rental of a guest house or secondary building alone is prohibited — the whole lot must be rented to the same person.
- Animals & horses: Dogs, cats, and ordinary household pets are allowed but must stay on the owner's property or be leashed; no barking outside between 10 p.m. and 6 a.m. Horses (up to 2) may be kept on lots over 1 acre with prior written ARC approval. Up to 8 hens (no roosters) are permitted with specified coop, sanitation, and setback rules. Pigs, cattle, sheep, goats, and other non‑domestic animals are prohibited.
- Architectural review: No construction, exterior alteration, or removal of any improvement may occur without prior written ARC approval. ARC has broad discretion and must act within 15 days; if it doesn't respond in 15 days, the request is deemed approved. Owners may appeal ARC decisions to the board within 30 days. Minimum home size in Lakewood Estates is 1,200 sq. ft. (no manufactured/mobile homes); in Lakewood Park, mobile homes of at least 840 sq. ft. are allowed with ARC approval.
- Fees & assessments: Annual assessments are equal and uniform per lot. The board can increase the annual assessment up to 10% without a membership vote, but no more than one increase in any two years. Assessments are due January 1 and payable within 30 days. Delinquent accounts incur 15% annual interest plus collection fees, court costs, and attorney's fees; unpaid assessments carry a lien on the lot.
- Common area use: Owners, residents, and guests may use common areas for recreation subject to board rules. Use rights can be suspended for rule violations or if assessments are 60+ days past due. Owners are liable for damage caused by themselves or their guests.
- Voting & membership: Every lot owner is a member. Each lot gets one vote; if a person owns multiple lots they get that many votes. Joint owners must designate one person to vote. The annual membership meeting is the first Saturday of October. Twenty percent of votes constitutes a quorum. Proxies are allowed.
- Other important restrictions: Signs require ARC approval, except for one small 'For Sale' sign (max 5 sq. ft.), yard sale signs (48‑hour limit), and political signs (max 4x6 ft., allowed 90 days before to 10 days after election). Firearms may not be discharged. Hunting is prohibited. Noise, excessive light, and hazardous activities are restricted. Trees and brush may not be cleared before a house is built and occupied unless the ARC approves.
