Kerrville Meridian is a 55+ active-adult, single-family-home community in Kerrville, TX, with a homeowners association (HOA) that maintains private streets, common areas, and a clubhouse. It is a gated community designed for residents age 55 and older, governed by a set of covenants, architectural guidelines, and bylaws.
- Age restriction (55+): At least 80% of occupied lots must have at least one occupant 55 or older (the Qualifying Occupant). No person under 18 may permanently occupy a lot. Owners must notify the board of any occupancy change within 10 days and provide occupant ages; failure can result in fines. Declarant may sell up to 20% of lots to occupants age 45+ who are not Qualifying Occupants.
- Architectural review: All new construction, exterior alterations, landscaping, fences, and color changes must be approved in writing by the Architectural Control Committee (ACC). - Fencing & landscaping: Fences must be wrought iron, stucco, or stone (or combinations), no taller than 6 ft, and set back from the front of the house. Front yards (and side yards on corner lots) must be at least 75% vegetation (grass, shrubs, ground cover) exclusive of driveways/walks; irrigation systems required. Landscaping must be completed within 60 days of construction (except in cold months Oct–Mar). Retaining walls must be native stone, concrete, concrete block with stucco finish, or decorative blocks; no railroad ties or landscape timbers.
- Pets: No more than two dogs and/or two cats per household (or two of any other domestic animal type). No farm animals, wild animals, or reptiles (except turtles, lizards, non-venomous snakes kept indoors). Pets must be leashed off the owner's lot; dog runs must not be visible from the street; no kennels or breeding operations.
- Parking & vehicles: No boats, campers, trailers, RVs, or commercial vehicles may be parked outside a garage except that an RV may park on a paved driveway for up to 72 hours. All vehicles must be parked on paved surfaces. No inoperable or unlicensed vehicles allowed outside a garage.
