This document set creates a standard single-family home homeowners association for Cole Creek Manor Section 3, known as Yorkwood Civic Club, Inc., in Houston, TX. It binds current and future owners of the residential lots in this subdivision.
- What you own & maintain: You own your lot and the house on it. The Association maintains streets, parks, esplanades, and common areas using annual maintenance fees paid by all lot owners.
- Architectural review: An Architectural Control Committee must approve all building plans, specifications, and locations before any construction or alteration. Approval (or failure to act within 30 days of submission) is required.
- Lot use & buildings: Lots are for single-family residential use only. No commercial uses, hospitals, hotels, or boarding houses. The main house must be at least 1,300 square feet (exclusive of porches and garages). Exterior walls must be at least 51% brick, stone, or masonry (with limited exceptions). Minimum setbacks: 10 ft from side street lines, 5 ft from rear and side lot lines, and front setback as shown on the plat.
- Pets & animals: Only dogs, cats, and other household pets are allowed; no more than two of each kind on any lot.
- Parking & vehicles: No boats, trailers, RVs, or campers may be parked in front of the building line. Temporary parking limited to 72 hours in any 30-day period. Vehicles cannot be parked on grass areas open to view – only on streets, driveways, garages, or within fenced areas.
- Leasing & rentals: The document does not explicitly restrict the term or number of leases. However, the Architectural Control Committee must approve any building alterations, and signs advertising a rental are limited to 5 square feet.
