The Arbor at Sonoma Ranch is a single-family home subdivision in the San Antonio/Houston area (governed by use restrictions recorded in Bexar County). These recorded covenants run with the land and apply to all lot owners, future buyers, and residents—they spell out what you can and cannot do with your property, not what a homeowner association manages (that is covered by a separate document).
- Use & occupancy: Each lot must be used only as a single-family private residence for the owner, family, guests, and tenants. No temporary or mobile homes are allowed, and no structure may be occupied unless it is a complete dwelling conforming to these restrictions.
- Architectural review: An Architectural Control Committee (initially Louis M. Christa, Timothy D. Pruski, and Bryan Rome) must approve all plans before any construction, alteration, or landscaping (visible from the street) begins. The committee has sole discretion over aesthetics and can grant variances, and if it does not act within 30 days, plans are deemed approved.
- Lot & dwelling size: Lots must be at least 4,000 sq. ft. Main dwellings must have at least 800 sq. ft. of living area (1- or 2-story); the first floor of a two-story home must be at least 300 sq. ft. Minimum masonry requirement: at least 75% of exterior walls within 8 ft. of ground level must be masonry or masonry veneer.
- Outbuildings: Outbuildings (storage, greenhouse, playhouse) must match the main dwelling in design and materials, be located in the rear one-third of the lot, not exceed one story, and not exceed 10% of the main dwelling's floor area. They must be at least 5 ft. from rear or side lot lines and approved by the committee.
- Fences: Fences visible from a street must be 6-ft. vertical privacy fences made of masonry, cedar, spruce, or similar materials approved by the committee. Corners must be set back 5 ft. from the side street. No chain-link fences may be visible from a street. Shrubs, trees, and fences must not obstruct sight lines at intersections.
- Pets & vehicles: No more than two adult dogs and two adult cats per lot are allowed; all pets must be leashed when outside a fenced lot and not kept for commercial purposes. Inoperable, junked, or commercial vehicles cannot be parked in front yards (visible from street) unless enclosed or screened. No dismantling of vehicles in driveways or yards.
- Nuisances & activities: No noxious or offensive activity, exterior lighting that bothers neighbors, loudspeakers, or discharge of firearms is permitted. Basketball goals must be at least 15 ft. from the front property line without committee approval. Roof materials must be asphalt shingle, wood shingle (fire-rated), wood shakes, or tile; gravel roofs need committee approval.
- Maintenance & landscaping: Grass, weeds, and vegetation must be kept mowed; dead trees/shrubs must be removed and replaced. Front, rear, and side yards must be sodded within 3 months of occupancy. Decorative rock may cover no more than 10% of front/side yards. No oak, elm, or pecan trees larger than 18" diameter may be removed without committee approval.
