- Homeowner restrictions (Park Hill HOA): Only single-family residences with at least a two-car garage are allowed. One-story homes must have at least 1,600 square feet; two-story homes must have at least 1,200 square feet on the ground floor and 1,700 total. At least 75% of exterior walls must be masonry or stucco. No temporary structures, trailers, or outbuildings may be used as residences.
- Use & nuisance (Park Hill HOA): No noxious or offensive activities, and no sale of alcohol or intoxicants on lots. No nightclubs or gambling. No animals, livestock, or poultry except household pets (dogs, cats) kept for non-commercial purposes.
- Parking & vehicles (Park Hill HOA): Trucks over 3/4 ton may not park on streets, driveways, or lots overnight. No vehicles carrying flammable/explosive cargo are allowed. Boats and recreational vehicles may not be parked forward of the front building line.
- Architectural review (Park Hill HOA): All plans for residences must be approved by the developer (Sandlin Homes, Inc. or its successors/assigns). Approval considers suitability, harmony with surroundings, and effect on neighboring property.
- Affordability and rent restrictions (Village Creek Townhomes LIHTC): This is a legal restriction on the project owner (landlord), not residents. At least 40% of units must be rent-restricted and occupied by households earning 60% or less of area median gross income. Gross rent cannot exceed 30% of the imputed income limit. The project owner must annually certify tenant income.
- Leasing & rentals (Village Creek Townhomes LIHTC): Leases are for the general public who qualify as low-income tenants. The owner must accept Section 8 vouchers and cannot refuse a tenant because of voucher status. Leases are not short-term; the property is non-transient rental housing.
- What this document doesn't cover: These are two distinct, partial documents. The HOA covenants do not cover association fees, board structure, amenity rules, or pet limits beyond the general livestock prohibition.
