Stablewood Farms is a single-family home subdivision governed by a homeowners association (HOA). Per these documents (a Use Restrictions declaration and a broader Covenants, Conditions & Restrictions declaration), all lots are for single-family residential use only, and owners must comply with detailed architectural, maintenance, and use standards enforced by an Architectural Control Committee and the Stablewood Homeowners Association.
- Lot & building standards: Minimum lot size: 5,000 sq. ft. Minimum dwelling living area: 1,000 sq. ft. (single- or two-story, exclusive of porches, garages, etc.). Two-story dwellings must have at least 400 sq. ft. on the first floor. Up to 10 dwellings may be between 850–1,000 sq. ft., but not on specified lots in Block 3.
- Architectural review: Any building, roof, fence, wall, structure, or landscaping visible from the street requires prior written approval from the Architectural Control Committee. The Committee may approve or deny based on aesthetics, harmony with surroundings, and structural integrity. Decisions are final unless patently arbitrary. Plans are deemed approved if the Committee does not act within 30 days.
- Fences & outbuildings: Fences visible from streets must be 6-ft. vertical privacy fences of masonry, cedar, spruce, or approved material. No chain-link fence may be visible from a street. Outbuildings (e.g., storage, greenhouse, playhouse) must be on the rear third of the lot, no taller than one story, and no larger than 10% of the main dwelling's floor area. All outbuildings require Committee approval.
- Parking & vehicles: No trailer, boat, inoperable, or commercial vehicle may be parked in front of the building line; they must be kept in an enclosed or screened area. No vehicle dismantling or assembly in driveways or yards. Each residence must have a garage for 1–4 cars; carports require Committee approval. Garages may not be converted to other uses (except temporary builder's office).
- Pets: No livestock or poultry. Up to 2 adult dogs and 2 adult cats per lot. Pets must be leashed when outside a fenced lot and kept from becoming a nuisance.
- Leasing: Leases must be in writing and must state that the lease is subject to the Declaration, Articles, and Bylaws. Lessee noncompliance is a lease default. The document does not set a minimum lease term.
- HOA assessments: Annual assessments are levied uniformly per lot; the initial maximum was $225/year (can increase up to 10% annually without a membership vote). Special assessments for capital improvements require a 2/3 vote of each membership class. Unpaid assessments bear 10% interest and create a lien on the lot, enforceable by foreclosure.
- Use restrictions & nuisances: All lots are single-family residential only. No temporary structures (trailers, tents, mobile homes) may be used as residences. No noxious activity, exterior lighting that is a nuisance, amplified sound devices (except security intercoms), or firearms discharge allowed. Trash must be kept in sanitary containers.
