What Riverbend at Double Eagle Residential Community, Inc.'s governing documents say
Riverbend at Double Eagle is a single-family residential community in Cedar Creek, Texas, governed by a homeowners association (HOA). This declaration binds all lot owners, residents, and their guests to a uniform set of rules covering property use, maintenance, and architectural standards.
- Single-family residential use only: Lots may only be used for private single-family residential purposes. Businesses and commercial activities are generally prohibited, though limited home-based businesses are allowed if they are not visible, audible, or detectable from outside the residence and comply with other restrictions.
- Leasing & rentals: Rentals are permitted but only for terms of at least six months. All leases must be in writing, and the lot owner must provide copies of the restrictions to the tenant and notify the association (with contact information and lease dates) within ten days after the lease takes effect.
- Pets: No more than three cats and dogs (in the aggregate) per lot. Only domestic household pets are allowed; non-traditional pets (e.g., miniature horses, chickens, exotic snakes, monkeys) are prohibited. Pets must be leashed when outside the residence or fenced yard, never left unattended outdoors, and all waste must be removed.
- Parking & vehicles: Boats, trailers, RVs, commercial vehicles, and vehicles with commercial lettering are generally prohibited from parking on the property. Racing vehicles and vehicles without current license tags must not be visible. Basketball goals must be at least 20 feet from the street curb and stored away overnight.
- Architectural review: All improvements (including fences, sheds, playscapes, pools, and any exterior alterations) require prior written approval from the Architectural Control Committee (ACC). Fences higher than two feet in front yards and six feet in side/back yards are restricted; wire fences are prohibited. Roofs must be fiberglass or asphalt shingles in approved colors, though energy-efficient roofing is allowed if it meets criteria.
- Signs & flags: No signs are allowed without ACC approval except for certain temporary signs (e.g., a single real estate sign, political signs with specified time limits, a small security or no-soliciting sign). Flags of the United States, Texas, any U.S. military branch, and one college/university flag are permitted on flagpoles (up to 5 feet for wall-mounted, 20 feet for freestanding) without prior ACC approval, subject to size and display rules.
- Maintenance & upkeep: Each lot owner is responsible for maintaining their lot and all improvements in good, clean, and attractive condition—including lawn care, trash removal, painting, and compliance with applicable laws. The board can determine if a violation exists. If the owner fails to maintain, the association may intervene and charge the owner for costs.
- Public Improvement District (PID): The property is located within the Double Eagle Ranch Public Improvement District. Lot owners are obligated to pay PID assessments (taxes and fees) in addition to HOA assessments, which fund certain improvements like landscaping, entryways, trails, and amenity centers.
