This is an excerpt from the Architectural and Site Design Guidelines for the Peninsula at Mystic Shores, an exclusive custom-home neighborhood within the larger Mystic Shores master-planned community on Canyon Lake near Austin, Texas. These rules primarily govern new construction, exterior renovations, and landscaping for homeowners and builders in the Peninsula sub-association, and they supplement the community's Declaration of Covenants, Conditions, and Restrictions (DCCRs).
- Architectural review & approval: All new construction, exterior alterations, renovations, and landscape changes must be approved by the Architectural Control Committee (ACC) before work begins. Plans for new homes must be drawn by a licensed architect or experienced designer. The ACC can deny plans based on aesthetic considerations alone.
- Residential use only (no short-term rentals): Lots may be used only for single-family residential purposes. Leases must be for at least six months; short-term vacation rentals (1–2 days to a week) are explicitly prohibited. Home offices are allowed if they create no exterior sign, extra traffic, noise, or disturbance.
- Construction standards & site rules: New homes must be completed within one year. Construction hours are 7 AM to 7 PM Monday–Saturday, with no work on major holidays. Builders must provide a port-a-john, construction entrance, erosion control, and a builder's sign. Fines can be deducted from a construction deposit (amount not specified in this excerpt).
- Minimum dwelling size & setbacks: Minimum home sizes vary by unit: 3,000 sq ft for one-story, 3,500 sq ft for 1½- to 2-story homes. Garages must have 2–4 spaces (carports not allowed). Roofs must be standing metal seam, slate, concrete tile, or clay tile; no composition or wood shingles. Colors must be natural or earth tones, subject to ACC approval.
- Fencing, outbuildings & other structures: Fences must be rock, masonry, wrought iron, or a combination, max 6 ft tall (except around sports courts). No wood, chain link, or barbed wire. Outbuildings, arbors, greenhouses, swimming pools, and hot tubs require prior ACC approval. Above-ground pools and outdoor clotheslines are prohibited.
- Landscaping & irrigation: Landscaping plans must be approved by the ACC at least 30 days before home completion and installed within 90 days after. Turf must be drought-resistant varieties (Buffalo, Blue Grama, Zoysia, or Bermuda). Irrigation systems are required. Landscape lighting must be low-voltage and dark-sky friendly.
- Vehicles, storage & recreational equipment: Recreational vehicles and boats may not be kept on a lot until the home is built, and then must be stored inside a garage. Parking of such vehicles outside is not allowed. Boats, trailers, and similar equipment are not permitted on driveways or yards.
