Shelton Square is a standard single-family HOA subdivision in Murfreesboro, TN, with individual lots for single-family homes. - Leasing & rentals: No lot may be leased for less than 12 months. A lot may only be leased to and occupied by a single family (persons related by blood, marriage, or adoption). If a tenant breaches the covenants, the Association may take action against tenant, owner, or both. Owners of lots (other than individuals — e.g., corporations, LLCs) are not permitted to lease lots at all.
- Parking & vehicles: No wrecked, non-functional, or unregistered vehicles may be parked on any lot or common area. No outside parking of recreational vehicles (camping trailers, boats, motor homes, utility trailers) for longer than 48 hours on any lot, street, or common area. Vehicles must be parked in the homeowner's driveway, not regularly on the street, and no street parking for longer than 48 hours.
- Animals & pests: Only household pets in reasonable numbers are allowed, and no pets may be raised, bred, or pastured for any business purpose. Pets must be leashed outside the owner's lot. Noisy or nuisance pets are prohibited. Only one dog house per lot is permitted (with prior written approval).
- Architectural review & improvements: All construction, remodeling, or exterior changes (buildings, fences, walls, driveways, landscaping) require prior written approval from the Architectural Review Committee, which may approve or disapprove for any reason including aesthetics. A $500 architectural review fee applies for a principal residence or accessory building submission. Minimum heated floor area requirements vary by section (e.g., 1,800 sq ft in Cottages, Villages, and Sanctuary; 2,400 in Retreat; 3,000 in Estates). Exteriors must be brick, hardboard cement siding, or stone veneer (vinyl only on trim, soffit, gables, dormers). No fences in front yards; side/rear yard fences require approval and must be at least 2.5 feet from property lines. Pre-approved fence styles: black aluminum or vinyl privacy fence (max 6 ft) or invisible/underground dog fence.
- What you own & maintain: You own your lot and the house on it. The Association maintains the Common Areas (private streets, alleys, drainage areas, detention areas, footpaths, bicycle paths, recreational facilities, playgrounds, basketball courts, gates, boundary walls and fences, entranceways, signage, pool, clubhouse, parking areas, fountains, median areas, landscaping in common areas and public right-of-way, including roundabouts). You are responsible for mowing and maintaining the lawn area between the sidewalk and the street.
- Assessments & fees: The Association levies annual assessments on all lots (including vacant lots) and may levy special assessments with 50% member vote. A $500 Working Capital Assessment is due upon purchase of a home (first sale or resale) or when a lot is purchased for a custom home. Developer is exempt from assessments on vacant lots it owns, but must pay once a house is complete on a lot. Assessments not paid when due accrue interest and become a lien on the lot.
- Use restrictions & activities: Lots may be used for single-family residential purposes only – defined as occupancy by the owner, their spouse, children, grandchildren, parents, and grandparents (extended family beyond that is a violation). No business, commercial use, noxious or offensive activity, hobbies involving inherently dangerous activities (e.g., assembling/disassembling motor vehicles, shooting firearms) are allowed. No outside clotheslines, incinerators, above-ground swimming pools, or fenced dog pens. No individual yard/garage sales — only scheduled community-wide yard sales are permitted.
