Assessments & dues
Set by Board of Directors for each calendar year. (Article IX, Section 3)
Special assessments
May be levied with affirmative vote of at least 51% of total votes cast in person or by proxy at a meeting duly called. Written notice sent 10-60 days in advance. Becomes lien upon approval. (Article IX, Section 4)
Collections & liens
Assessments, fines, interest, costs, and attorney fees are a continuing lien on the Lot. Association may bring action at law or in equity to collect or enforce lien. Public sale if unpaid 30 days from due date. Sale after 21 days advertisin (Article IX, Section 9)

Association may establish reserves including general operating reserve and/or reserve for replacements. (Article IX, Section 2(D))
Pets
Only domestic pets are permitted. No other animals without prior written approval of Association. (Article VII(42))

Leases for residences shall be for a period of not less than one year and shall be filed with the Association upon full execution. (Article VII(2))

If the Architectural Committee fails to approve or disapprove within 15 days after submission, approval not required and deemed fully complied with. (Article V, Section 1)

Setback lines shall be not less than those required by the Final Plat, governmental authority, or the Architectural Committee. Building setbacks from all streets as shown on recorded Final Plat and/or zoning ordinances. (Article VII(6) and (15))
Insurance
Association shall obtain liability insurance, workers compensation and employer's liability, fidelity coverage, and other insurance as Board deems appropriate (including Directors and Officers liability). (Article XI, Section 10)
Voting & meetings
Each Owner of a Lot entitled to one vote per Lot; Developer entitled to fifteen votes per Lot until 100% of Lots sold. When more than one owner, vote exercised as they determine but only one vote per Lot except as provided. No action detrim (Article III, Section 1)
