Danbury Cove is a single-family home HOA in Signal Mountain (Chattanooga), TN. This is the main rulebook for the subdivision — it covers what owners must do and can't do, how the homeowners' association works, and the design standards for homes. You own your lot and house; the association maintains common areas (Lot 18) and enforces the rules.
- What you own & maintain: You own your lot and house. The association owns and maintains the common properties (Lot 18, which includes an entrance, ponds, and a conservation area) and any shared drainage areas. Each owner must keep their lot neat (mowing, trimming) and maintain their own driveway and utilities.
- Architectural review & construction standards: A Design Review Board (DRB) must approve all plans for any building, fence, shed, pool, or other structure, as well as changes to exterior colors, finishes, or textures. Minimum construction rules: roof pitch at least 8/12, front/side foundations covered with brick or stone, no exposed concrete block, and front yards must be fescue grass. Minimum heated living area is 2,000 sq ft for single-level homes and 2,500 sq ft for multi-level homes, each with an enclosed two-car garage. Aluminum and vinyl siding are not allowed. Construction must be completed within 12 months of the building permit.
- Land use & building restrictions: Lots are for single-family residential use only. No manufactured, modular, or mobile homes. No businesses, churches, schools, day cares, kennels, or livestock. No above-ground pools, clotheslines, window A/C units, or carports. Swing sets and playground equipment must be in the backyard. Fences must be decorative and in the back yard only; chain link is not allowed. Only one residence per lot.
- Leasing & rentals: Leases must be for a minimum term of six months. Owners must notify the association in writing within 10 days of a lease, providing the tenant's name and other info. Lease agreements must require the tenant to acknowledge receipt of this Declaration and to comply with its rules.
- Pets & animals: Only dogs, cats, or other usual household pets in reasonable numbers (as determined by the association) are allowed. No commercial breeding or keeping of pets. All pets must be leashed or fenced. No structures for animal care/housing without DRB approval.
- Parking & vehicles: No commercial vehicles, trucks, trailers, campers, boats, or recreational vehicles may be visible from the street or other lots. No overnight street parking (including motorcycles, mini bikes, etc.). Disabled or wrecked vehicles are not allowed on lots. Off-street parking is only in the garage or driveway, not on the lawn.
- Assessments & fees: Annual assessments are levied uniformly per lot; the specific amount isn't in this document. Assessments start on the first day of the 13th month after initial occupancy or ownership by the first end user. Each new owner upon original sale or lease must pay a $100 initiation fee. Unpaid assessments become a lien on the lot.
- Conservation area & tree removal: An undisturbed vegetative buffer area (Lot 18) must remain natural — no structures or removal of trees over 2 inches in diameter (except underbrush for fire safety). Cutting any live tree over 6 inches in diameter (at 2 ft above ground) elsewhere on your lot requires DRB approval, unless it's within the house site.
