Liberty Heights is a single-family home HOA in Brentwood, TN (part of the Liberty Valley subdivision). These covenants bind every lot owner in the section—what you can build, how you can use your property, and what the HOA can require. Rental of homes is almost entirely prohibited.
- Rentals prohibited: No dwelling may be rented or let (including lease-purchase) unless the Architectural Review Committee approves extraordinary circumstances in writing. Leases are strictly prohibited.
- Architectural review: All construction, remodeling, fences, landscaping, and exterior changes must be pre-approved by the Architectural Review Committee. The Committee can reject plans for any aesthetic reason.
- Minimum home size & materials: Homes must have at least 2,100 sq ft of heated living area with an attached two-car garage. Exteriors must be at least 90% brick, stone, or hardiboard; gables must be brick or stone. Roof pitch minimum 8/12. First-floor ceilings must be at least 9 ft high.
- Pets & animals: No poultry or livestock. Dogs, cats, and household pets are permitted but not for commercial purposes. The Committee can order removal of any animal it considers a nuisance.
- Parking & vehicles: No street parking. Boats, campers, trailers, commercial vehicles, motor homes, and inoperable or junk vehicles are prohibited. Recreational vehicles and yard equipment must be kept in garages or screened from view.
- Fences & boundaries: Only brick, stone, aluminum/wrought iron, or vinyl picket fences allowed with Committee approval. Fences must be set back 5 ft from side/rear lot lines, and at least 30 ft from streets on corner lots. No fence within an easement.
- Assessments & fees: Annual assessments start at $480/year per lot (paid quarterly). New owners pay a $250 transfer fee and a $300 working capital fee at closing. Assessments can increase as set by the Board. Late fees and interest apply after 10 days past due.
- Use restrictions & activities: Lots are for single-family residential use only. No garages sales, outside clotheslines, above-ground pools, metal play equipment, tree houses, or inherently dangerous activities. Basketball goals must be stored indoors when not in use.
