This is a set of recorded covenants and restrictions for St. Augustine Shores Subdivision in St. Johns County, Florida — a large, master-planned single-family home community governed by the St. Augustine Shores Service Corporation (a homeowners' association). These rules bind all lot owners and their tenants, and cover permitted uses, building design, maintenance fees, and day-to-day conduct. - Property use & zoning: Most lots are restricted to one detached single-family dwelling no more than two stories, with minimum 850 sq. ft. ground floor area (exclusive of garage, porch, patio). Commercial lots (Block III lots 1-6 and Block 112 lots 1-4) allow specified commercial uses except warehousing, manufacturing, and lumber storage. One tract is designated for church and related uses only.
- Setbacks & building size: Residential: 25 ft front, 8 ft interior side, 15 ft rear; corner lots require 20 ft from side street. Commercial/church: 50 ft from all property lines. Minimum ground floor area for residences is 850 sq. ft. (may be reduced by up to 50 sq. ft. with committee approval).
- Architectural review: All buildings, additions, pools, fences, and other structures require prior written approval from the Architectural Design Committee. Plans must include color scheme, plot plan, and design details. The committee may withhold approval for aesthetic or compatibility reasons. If no action is taken within 30 days of submission, approval is deemed granted only if the structure meets all stated restrictions.
- Pets: Household pets (dogs, cats, etc.) are allowed, but no more than four pets over 10 weeks of age per residential lot unless an exception is granted. Pets may not be kept for commercial purposes and must be under control at all times.
- Parking & vehicles: No tractors, trucks, or trailers may be parked overnight on any street, road, or lot within the subdivision.
- Landscaping & maintenance: Lawns, fences, hedges, and trees must be kept neat and not overgrown. The Service Corporation may trim or maintain them at the owner’s expense if they become unsightly, and may set rules for height, weed removal, and replacement. Clotheslines are not allowed unless placed to be least visible from the street; antennas and outdoor aerials require committee permission.
- Fees & assessments: Each lot (including vacant lots) is subject to monthly maintenance fees, initially $10.00 per month. Fees may be increased up to 25% per calendar year, and cannot more than double without approval of at least 51% of owners voting. Unpaid fees become a lien on the property after 60 days. Fees fund street and open-space maintenance, lighting, trash removal, and other community purposes.
