Woods at Pine Ridge is a standard single-family-home homeowners association (HOA) in Duncan, SC. As a lot owner, you own your home, garage, and yard in fee simple, and the HOA owns and insures the common areas (like green space, ponds, and amenities). Living here means following rules for architecture, pets, parking, leasing, and paying annual and special assessments that fund maintenance, insurance, and reserves.
- What you own & maintain: You own your lot and the single-family home on it in fee simple, plus a membership interest (one vote per lot) in the HOA. The HOA owns and maintains the common areas (e.g., ponds, landscaping, entry features) and carries master property and liability insurance for them.
- Leasing & rentals: You cannot lease your lot within the first year of taking possession (by purchase, gift, or foreclosure). After that, leases must be in writing, for a minimum of one year, and cannot be furnished. You must also use a property manager approved by the HOA. All leases must reference these covenants and HOA rules.
- Pets: Only normal household pets (dogs, cats, fish, birds) are allowed. The HOA may limit the number of pets per lot. Dogs and cats must be leashed or carried in common areas.

- Use restrictions: Lots are for residential use only. Home-based offices or internet sales are allowed if they don't increase neighborhood traffic. No trailers, mobile homes, or commercial activities. Only one primary residence and one accessory building (unless approved) per lot.
- Dispute resolution & enforcement: Disputes under these covenants must go to binding arbitration under the South Carolina Uniform Arbitration Act in Greenville. The HOA can fine owners for violations and file fines as liens on the lot, enforceable by foreclosure.
