The Board makes the final decision. If no response is given within 45 days of the date-stamped request, it is considered approved. Homeowners must also get any required township permits.
- Appeals & policy changes: If a project is disapproved, the homeowner may appeal in writing or in person to the Board; the Board will issue a written final decision within 10 days. A homeowner may also petition all residents to change a policy; if two-thirds of homeowners agree, the change is applied to the entire development.
- Home sales: Pennsylvania law requires a Re-Sale Certificate (PA FORM 5407) from the Association for every home sold. The certificate confirms all dues, late fees, fines, and special assessments are paid. The sale cannot close without it; any arrears are collected from the seller at settlement.
- Newsletter: The Board publishes a newsletter called The Cliveden Chat about every other month to keep homeowners informed; questions or input can be directed to the Secretary of the Association.
