- Maintenance
- Owner maintains Lot and Home (including drainage system on Lot). Association maintains Common Area and Commonly Maintained Property (defined in 1.8: landscaping along Hall Blvd, fencing, entry monument, irrigation system, etc.). (4.3, 5.2, 1.8)
- Use restrictions
- Lots shall only be used for residential purposes. (4.1)
- Voting & meetings
- Class A: one vote per Lot (non-Declarant Owners); Class B: three votes per Lot (Declarant) until termination (7.3)
- Amendments
- During Declarant control, Declarant may amend to facilitate annexation (2.3, 2.4). After conversion, amendment requires 75% vote of Class A voting power plus Declarant consent if Declarant still owns Lot or annexation right (2.5). Also by D (2.3, 2.4, 2.5)
