Churchville Greene is a single-family home homeowners association (HOA) in Churchville, New York, with 212 homes built in 1975. Each owner owns their lot (house, garage, and private patio), and the association owns approximately 10 acres of common open space. This manual explains the rules and guidelines that bind all homeowners, tenants, and guests.
- What you own & maintain: You own your house, garage, patio, and the land within the perimeter. The HOA maintains the roof, siding, gutters, downspouts, shrubs, trees, grass, sidewalks, and garage doors (exterior). Patio fencing, interior walls and systems (plumbing, electrical, HVAC), windows, doors, screens, and snow removal on sidewalks/patios are your responsibility.
- Architectural review: Any exterior change (painting, window/door replacement, fence, satellite dish, landscaping outside the patio) requires a Variance Request form approved by the Board before work begins. Provide detailed plans and specs; contractors need workers' comp insurance and a hold-harmless release. If the Board doesn't act within 60 days of the next meeting, approval is automatic.
- Parking & vehicles: Each unit with a 1-car garage gets 2 spaces (garage + driveway); a 2-car garage gets 4. Guest parking is at the barn lot; overflow on the inside curb of Greenway Blvd only. No parking on lawns or private drives (emergency routes). Commercial vehicles, trailers, boats, RVs, and unregistered vehicles must be stored inside the garage. No vehicle may be inoperable on-site for over 48 hours unless garaged.
- Leasing & rentals: Homeowners may rent the entire unit for single-family use. No subleasing. A copy of this manual must be given to the tenant, and a Homeowner/Tenant Questionnaire must be submitted to management each time the unit is rented. The owner remains legally responsible for tenant compliance, and may be required to evict for uncured violations within 30 days.
- Pets: No more than 2 pets per home. Pets must be typical household pets (dogs, cats, birds, etc.). Dogs must be on a hand-held leash ≤ 8 ft on common property. No invisible fencing; outdoor cats prohibited. Owners must clean up immediately after pets and prevent damage to common areas.
- Refuse & recycling: Containers must be stored in the garage/patio, set out no earlier than 6 PM Tuesday, and removed by end of Wednesday pickup day. Large items (appliances, lumber) require a call to the village the prior Tuesday. Brush and leaf pickup schedules are specified; materials must be piled neatly.
- Noise & nuisances & signs: No disturbing noises (stereos, pets, etc.) at any time. No political signs allowed. One 'For Sale' or 'For Rent' sign (max 6 sq ft) is permitted on the patio fence or an interior window only during the listing period. 'Open House' signs only during open hours.
- What this document doesn't cover: This manual does not include specific fee amounts or annual assessment figures; it notes that monthly maintenance fees are due the 1st of the month and change yearly with notice by Dec 31. It does not include any age restrictions, short-term rental prohibitions beyond the general leasing rules, or specific lists of approved paint colors (except for fence stain colors posted at the barn).
