This is an architectural standards and guidelines document for the South Shores Community Association, a standard single-family home HOA in Las Vegas, Nevada. It outlines the rules for exterior modifications, landscaping, and improvements, and is a supplement to the full CC&Rs, not a complete rulebook. Homeowners, residents, and prospective buyers should use this to understand what changes require prior approval from the Architectural Review Committee (ARC).
- What this document covers: This document provides guidelines for exterior modifications like fences, walls, patio covers, gazebos, pools, spas, landscaping, and other home improvements. It does not cover the entire CC&Rs—owners should read the full Master Declaration and bylaws.
- Architectural review required: Most exterior changes—including fences, room additions, patio covers, pools, spas, driveways, window tinting (non-grey), awnings, and solar equipment—require prior written approval from the Architectural Review Committee. The committee meets monthly on the second Tuesday; submittals are due the previous Wednesday by noon, with a $10 fee (waived for landscaping-only plans).
- Landscaping rules: Trees and bushes over 6 feet mature height need approval. Desert landscaping must include at least 12 plants (one tree recommended) and cannot be all rock. Many plants are pre-approved (see list), but all others need ARC approval. Mounds under 4 feet, small stumps, and boulders under 2 feet don't need prior approval. Automatic drip irrigation is required for shrubs and trees not in ground cover.
- Fencing and gates: All fence construction requires approval. Acceptable materials: stucco with wrought-iron grillwork (no heavy texture), accent tile banding. Unacceptable: wood, chain link, aluminum, glass block, plastic webbing, and more. Fences can't exceed 6 feet above grade of highest adjacent lot. Walls/shrubbery within 15 feet of an intersection must be ≤2.5 feet tall. Wrought iron gates matching the South Shores style (white, black, or matching house color) are allowed without submittal if they meet specifications.
- Patio covers, gazebos, and pools: Concrete pouring, patio covers, and gazebos need approval. Minimum setback for attached structures: 5 feet from rear/side property line (with variance possible). Free-standing accessory structures must be 5 feet from side/rear property lines and 6 feet from the house. Pools and spas require full plans; equipment must be screened.
- Prohibited modifications and restrictions: Garage conversions are not allowed. Metal structures, corrugated plastic, composition shingles, and certain materials are banned for patios. Solar equipment and skylights need approval; attached unit (townhouse) owners cannot install them on the building. Basketball backboards require approval and must meet specific criteria (clear backboard, 10 ft from front property line, 300 sq ft court minimum, and hours limited to 9 AM–9 PM).
- Paint, colors, and materials: Any change to exterior paint color from original requires approval. Approved finish materials are listed (e.g., for garage doors, fascia, trim, accent tile, roof tile). Color samples must be submitted when deviating from original. Approved rock colors for landscaping are also specified.
- Neighbor notification: An 'Impacted Neighbor Statement' must be signed by facing, adjacent, and impacted neighbors before submitting plans. This is for advisory input only.
