Arbor Plantation is a standard single-family home subdivision in Zebulon, NC, governed by a Declaration of Restrictive Covenants that applies to all lot owners. The rules define what you can build, how you can use your property, and what the Homeowners Association oversees. This document is the full rulebook for the community.
- Single-family use & occupancy: Each lot is for one single-family dwelling only. 'Single family' means persons related by blood, adoption, or marriage, or not more than two unrelated adults. No duplexes, townhomes, or multi-unit buildings allowed.
- Dwelling size & construction: Minimum 1,500 square feet of heated floor space (excluding porches and garages). Houses must be 'stick built' on site — no manufactured homes, trailers, or moved houses. Maximum two stories. No metal structures (carports, canopies, garages).
- Architectural review: An Architectural Committee must approve all plans, exterior materials, colors, and location before any construction, alteration, or addition. The committee can waive up to 10% of the guidelines. Approval is also needed for fences, pools, and accessory buildings.
- Setbacks & impervious area: Structures must be at least 20 feet from front lot line, 15 feet from side street line, 5 feet from interior side lot line, and 15 feet from rear lot line. Maximum impervious area per lot is 4,050 square feet (includes buildings, driveways, sidewalks, etc.; excludes uncovered wood decking and pool surfaces).
- Parking & vehicles: Each lot must provide off-street parking for at least two full-sized automobiles. No parking on streets or common property. Commercial trailers, RVs, boats, and inoperable vehicles must be stored in a garage or in the rear out of street view. Recreational off-road vehicles (dirt bikes, ATVs, go-carts) are not permitted within the community.
- Pets: Up to three dogs, cats, or usual household pets per unit. No animals kept for commercial breeding. Dogs must be leashed outside the lot. Pets that roam freely, make objectionable noise, or pose a nuisance must be removed upon Association request.
- Leasing & rentals: Permanent leasing or renting of a dwelling is prohibited. Only temporary renting by the Declarant (developer) is allowed. No short-term, transient, bed-and-breakfast, or hotel-type rentals are permitted.
- Homeowners Association dues & funding: Annual dues are $360 per lot, payable by January 1. Late payments (after January 30) may result in a lien. The HOA board can increase dues up to 10% per year without a vote; larger increases require 2/3 owner approval. The HOA maintains the entrance sign, mail kiosk, and entrance road landscaping.
