Island Dream Townhomes XXI is a two-unit condominium in Kure Beach, NC, governed by the North Carolina Condominium Act. You own your unit and a 50% undivided share of the common areas. The association maintains the building's exterior, common areas, and limited common areas (like decks and parking), and carries master insurance.
- What you own & maintain: You own the interior of your unit (bounded by unfinished surfaces of walls, ceiling, and floor). You must keep your unit in good repair. The association maintains the common elements (foundations, roof, exterior walls, yard, parking, utility lines serving more than one unit) and limited common areas (decks, outside stairs, driveways, parking areas serving only your unit).
- Leasing & rentals: Rental of units is allowed, subject to association rules. No time-share sales are permitted.
- Pets: The association may require removal of any pet that becomes a nuisance.
- Architectural review & exterior changes: No structural modifications, exterior painting, antennas, signs, or changes to the building's appearance without written board approval. You cannot attach anything to common or limited common areas (fences, plants) without board consent.
