- What you own & maintain: You own your unit's interior (bounded by unfinished surfaces of perimeter walls, ceiling, and floor). The association maintains common elements (foundations, exterior walls, roofs, yard, parking, utilities) and limited common areas (decks, stairs, driveways serving only your unit). You must keep your unit in good repair.
- Leasing & rentals: Rental is allowed under association rules. No time-share sales are permitted.
- Pets: The association may require removal of any pet that becomes a nuisance.
- Architectural review: No structural modifications, exterior changes (painting, antennas, signs), or alterations to common/limited common areas (fences, landscaping) without board written consent.
- Parking & vehicles: No boats, trailers, motor homes, or similar vehicles may be stored on common or limited common areas except where designated by the board.
