Inland Harbor Condominiums is a condominium community in Wilmington, NC — you own your individual unit and share ownership of the common property with other unit owners. The association (Inland Harbor Homeowners Association, Inc.) manages the common areas, enforces rules, and collects assessments. This declaration covers Phase I (up to 18 units) and allows for up to five phases total.
- What you own & maintain: You own the interior of your unit (including doors, window frames, panes, screens, and interior surfaces). The association maintains all common property, including structural elements and shared systems. You are responsible for maintenance and repair within your unit, including HVAC, appliances, and interior finishes.

- Insurance: The association carries casualty, liability, fidelity, and flood insurance on the common property. Each unit owner must maintain personal liability insurance of at least $100,000 per occurrence. Insurance proceeds for damage are held by the association for repair or distribution.
- Parking: The property has sufficient parking for at least one car per unit. Each owner has the right to use at least one space. The association may assign parking spaces and establish rules for their use.
