Heritage Wake Forest Two is a single-family homeowners association (HOA) with a master association and several sub-associations, in Wake Forest, NC. This document is the Property Standards and Architectural Guidelines — the HOA's detailed rulebook that spells out the day-to-day property standards and the process for making exterior changes.
- What this document covers: This is the community's Property Standards (rules about appearance, maintenance, and conduct) and Architectural Guidelines (the approval process for exterior changes and new structures). It supplements the governing Declaration of Covenants, Conditions & Restrictions.
- Architectural review: Any exterior modification to your home or landscape — including fences, decks, sheds, paint color changes, tree removal, and drainage changes — requires prior written approval. Submit an Architectural Request form at least 45 days before starting; the committee has 45 calendar days to decide. Approved requests are valid for one year; work must be completed within 90 days of start.
- Parking & vehicles: All vehicles must park in the driveway or garage; street parking is not allowed for regular use. No boats, RVs, campers, or trailers may be stored on the property unless fully enclosed in a closed garage, and temporary parking of such items is limited to 24 hours. Inoperable or commercial vehicles must be stored out of sight in a closed garage.
- Pets: Household pets are allowed, but livestock and poultry are prohibited. Dogs must be leashed when outside the home unless inside an approved fenced yard. Owners must clean up waste and prevent excessive noise. Fines up to $100 per day may be imposed for violations.
- Leasing & rentals: Rental leases must include language requiring the tenant to follow the Covenants, Bylaws, and these Standards & Guidelines. The homeowner remains responsible for ensuring tenant compliance.
- Yard & exterior standards: Lawns must be fully grassed, mowed, and edged. Exterior paint must match the original color unless a color change is approved (submit a manufacturer's color swatch). Garbage cans must be stored in the garage or rear/side of house and set out only the evening before pickup. Outdoor clotheslines are prohibited. Temporary holiday lights are allowed from Thanksgiving week to January 10th, and other seasonal lights only two weeks before and after the holiday.
- Fences: Fences are permitted only in certain neighborhoods; check with your sub-association. Maximum height is 48 inches (54 inches only with an approved in-ground pool). Front yard fencing is not allowed. Black aluminum is the only approved material for homes on the Greenway. All fences require ARC approval.
- Greenway & sub-association standards: Properties abutting the public or private greenways have extra restrictions: no fences beyond approved metal fencing, no play equipment or toys in the greenway, and decks must be stained or painted if visible from the greenway. Sub-associations may impose stricter rules than the main HOA's standards.
