The rule that sets it apart from an ordinary HOA: it is legally operated as housing for older persons, so at least one resident of each home must be 55 or older, and life centers on shared recreational amenities. - Age restriction (55+): At least one occupant of each occupied home must be 55 or older, and at all times at least 80% of occupied homes must have a 55+ resident.
