Wellington Woods Condominiums is a condominium community in Raleigh, NC — you own your individual unit and an undivided share of the common property, which the association maintains, insures, and governs with rules.
- What you own & maintain: You own the interior of your unit (including interior surfaces of walls, floors, ceilings, and your unit's patio/deck and storage area). You are responsible for maintenance, repair, and replacement of all appliances, HVAC, plumbing, electrical fixtures within your unit, and all interior painting and decorating. Exterior doors and window frames/panes/screens are part of your unit but exterior painting of them is the association's responsibility.
- Leasing & rentals: Leases must be in writing, for at least 30 days. Short-term/hotel-type rentals are prohibited. Each lease must state it is subject to the declaration, articles, and bylaws, and any lessee violation is a lease default.
