Leesville Hollow is a single-family home HOA community in Raleigh, NC. You own your lot and house; the association maintains common areas (including stormwater systems) funded by assessments. All owners are members and must follow the covenants, including rules on leasing and exterior changes.
- Leasing & rentals: Leases must be for at least 6 months, in writing, and include a clause binding the tenant to the declaration. The owner must provide a copy of the lease to the association.
- Assessments & fees: Annual assessments are set by the board, with a maximum initial amount of $400 per lot (for Class A lots) in 2004. Increases are limited to 10% per year without member approval; larger increases require a majority vote. A working capital fee of one-half of the annual assessment is due at closing.
