- What you own & maintain: You own the interior space of your unit (walls, floors, ceilings, and fixtures up to the interior surface), plus exterior doors and windows. You maintain your HVAC equipment, appliances, plumbing/electrical lines from your unit to the common main, and interior surfaces. The association maintains all common areas and the building structure.
- Leasing & rentals: Leases must be in writing and subject to the Declaration and Bylaws. Unrelated owners and tenants may live in a unit. No minimum lease term is stated; short-term/vacation rentals are not prohibited on their face, but the residential-use restriction and nuisance rules may limit them. A landlord must ensure tenants comply with all rules.
- Use restrictions: All units are limited to residential use by the owner, family, guests, and tenants, except two support facility units (rental office and laundry). No commercial use is allowed.
