- Architectural review: No exterior changes (e.g., buildings, fences, signs, wall, screen porches, window/door replacement) may be made without prior written Board approval. Unapproved changes are subject to a fine and corrective action at the owner's expense.
- Exterior appearance & property maintenance: Patios/balconies must be kept neat; items may not be placed on railings. Clotheslines and clothes racks are prohibited. Temporary window coverings (e.g., sheets, towels) must be replaced within three weeks. No yard sales, no signs (except For Sale signs in windows).
- Pool & tennis court rules: Pool: children under 12 must be with an adult; children under 18 not allowed after 7 p.m. without a guardian. Each resident may have two guests. No pets, wheeled vehicles, or inappropriate attire. Tennis courts have separate rules (not provided in this excerpt).
