- What you own & maintain: You own the interior of your unit and are responsible for all maintenance and repairs within it (including electrical, plumbing, HVAC, appliances, and interior surfaces). You also maintain hired Limited Common Elements like decks, balconies, and exterior doors, except for painting (the association paints exterior window frames, doors, etc.). The Association maintains and replaces all Common Elements (roofs, walks, parking areas, utility lines outside public rights-of-way, etc.).
- Assessments & fees: Assessments are based on each unit's allocated interest (square footage). The initial maximum annual assessment was $1.05 per square foot (through 2017). After that, the Board may increase assessments annually by up to 10% or the CPI increase, whichever is greater. Assessments are due in installments set by the Board; late payments accrue up to 12% interest and a 4% penalty. The Association also collects a capital improvement fund (minimum 10% of annual assessments). A special assessment may be levied for emergencies or shortfalls. At initial sale, the buyer pays a working capital assessment equal to two months' regular assessment.
- Reserve & capital fund: The Board must set aside at least 10% of annual assessments into a separate Capital Improvement Fund for replacement of and capital improvements to Common Elements. These funds are not refundable to a departing unit owner.
- Leasing & rentals: Unit owners may lease their unit (entire or partial) but all leases must be in writing and must comply with the Declaration, Bylaws, and rules. Leases must be filed with the Association. No stated minimum lease term is provided.
- Alterations & approvals: Interior alterations that do not impair structural integrity or mechanical systems do not require permission. Exterior changes (painting, satellite dishes, antennas, window blinds/coverings—only white or neutral colors allowed) require written Board approval. Alterations to Common Elements or Limited Common Elements (including fences, plantings) also need Board approval. The Board may set standards.
- Parking & vehicles: The Association may assign parking spaces (except those designated as Limited Common Elements) but cannot do so without the written consent of at least 90% of unit owners.
