- Vehicles & parking: All-terrain vehicles, go-carts, snowmobiles, and motorized scooters are not allowed on common roads. Motor homes, travel trailers, and motorcycles require a special permit for occasional use. Parking on common roads is prohibited; off-street parking must be provided on your lot. Commercial vehicles, RVs, boats, and trailers must be stored inside a garage or screened from view.
- Pets & animals: Only ordinary household pets (dogs, cats) are allowed; livestock and poultry are prohibited. Pets cannot be kept for commercial purposes and must be controlled so they do not disturb others or trespass. Pet fences must be invisible (not barbed, chain link, or electric).
- Leasing & rentals: Leases for more than one year trigger the Association's option of first purchase — the Association can match a bona fide offer. The document does not set a minimum lease term; short-term rentals may be restricted by other rules. Bed-and-breakfast or boarding house use is prohibited.
- Tree preservation & outdoor fires: Clear-cutting is prohibited. Trees 8 inches or larger in diameter at 3 feet above ground within 30 feet of the building footprint may be trimmed or removed without ARB approval (unless inside building setback); outside that zone, ARB approval is required. Outdoor fires need permission from authorities and the Association; fireworks and hunting are not allowed without Board approval.
