Tyson Farms is a standard single-family homeowners association (HOA) in Greenville, NC. These covenants, conditions, and restrictions run with the land and are binding on all homeowners, tenants, and guests. The HOA maintains common areas, enforces rules, and collects assessments.
- What you own & maintain: You own your Lot and Dwelling in fee simple. You must maintain your improvements (including lawn, exterior design, fences) in good condition. The Association maintains the Common Area and may enter your Lot for repairs if needed. All Units must be at least 1,200 square feet and have an attached garage for at least one car.
- Leasing & rentals: You may lease or sublet your Unit, but the lease must be for at least six months, in writing, and must include a clause binding the tenant to all governing documents. You must provide the Association a copy of any lease.
- Architectural review: Any exterior change (including fences, additions, color changes, landscaping, sheds, antennae) requires prior written approval from the Association or Architectural Review Committee. Plans are deemed approved if no response within 60 days. There is a $25 application fee.
- Parking & vehicles: Vehicles must be parked only on paved driveways or in garages. Commercial vehicles, inoperable or unlicensed vehicles, boats (except boat trailers), and campers may not be parked within the Properties unless stored inside a garage and concealed.
- Pets: Household pets (cats, dogs, etc.) are allowed in reasonable numbers but must be kept inside the residence, not bred commercially, and not become a nuisance. Animals must be leashed outside the Dwelling and may not stray onto other Lots or the Common Area unless permitted.
- Use restrictions & nuisances: No business, commercial activity, or noxious/offensive trade is allowed on any Lot. Outside clothes hanging, rubbish storage, mechanical repairs in view, and unapproved signs are prohibited. Seasonal decorations must be removed promptly after the holiday.
- Assessments & fees: All Lot owners pay annual and special assessments set uniformly by the Board. Late payments incur interest at 18% per annum and late charges. Unpaid assessments become a personal obligation and a lien on the Lot, which the Association can foreclose.
