Mill Ridge South is a standard single-family homeowners association (HOA) in Fuquay-Varina, NC. This declaration is the main rulebook for all homeowners — it details what you must pay, what you can build, and how you can use your property. It applies to everyone who buys a lot here.
- What you own & maintain: You own your detached single-family home lot. The association maintains the common areas (parks, open space, stormwater facilities) and carries insurance on them, paid with your assessments.
- Leasing & rentals: Leases must be for at least 12 months and include a clause binding the tenant to the declaration and rules. The owner must provide the association a copy of the lease. While the unit is rented, the owner cannot use common recreational facilities.
- Maximum annual assessment: The annual assessment cap started at $675 per lot through 2016. Each year the board can increase it by up to 10% without a member vote. Increases above 10% need approval by two-thirds of Class A members at a meeting.
- Pets: You may keep up to three dogs, cats, or a combination. No livestock or poultry. Pets must be leashed outside the home or a fenced yard.
- Architectural review: Any exterior change — building, fence, sign, major landscaping — needs written approval from the developer (later the board or architectural committee) before starting. The standard is that the change must be in harmony with the surrounding development.
- Parking & vehicles: Park only on a paved driveway, garage, or approved parking pad (max 2 vehicles per pad). No campers, boats, tractor-trailers, or commercial vehicles may be parked on streets or lots. Inoperative or abandoned vehicles must not be visible from other lots or streets.
- Minimum home size: The main dwelling must have at least 2,000 heated square feet, not counting garages, porches, or decks.
- Fences & pools: Fences must be behind the rear corners of the house and meet setback lines. No chain-link or vinyl fencing. Above-ground pools are banned except small wading pools (under 2 feet tall, 10 feet diameter).
