Parkwood Association is a single-family-home HOA in Durham, NC. The rules apply to homeowners of lots in the Parkwood subdivision. The HOA maintains common areas (parks, playgrounds, lakes) and enforces restrictions on land use, building design, and property upkeep.
- What you own & maintain: You own your lot and the house on it. You must keep your home and yard in good repair — this includes roofs, windows, fences, lawns (grass no higher than 10 inches), and mailboxes. Dead or hazardous trees must be removed.
- Architectural & lot standards: Only detached single-family homes (max 2.5 stories) with a private two-car garage are allowed. Minimum ground-floor area: 950 sq ft (lots 1-38) or 1,100 sq ft (lots 39-78). Minimum lot width: 65 ft. Minimum lot area: 12,000 sq ft. Setbacks: at least 40 ft from front lot line, 30 ft from side street line, 10 ft from interior lot lines. No temporary structures, trailers, or tents as residences.
- Pets & animals: Dogs, cats, and other household pets are allowed but cannot be bred or kept for commercial purposes. No livestock or poultry may be raised or kept.

- Parking & vehicles: Vehicles must be parked on designated driveways (paved or gravel), not on yards or in no-parking zones.
