Coles Pond is a single-family homeowners association (HOA) in Durham, NC. You own your lot (a "Unit") and the house on it. The association maintains shared property like the pond, dam, private road, and recreation areas. These rules apply to owners, their tenants, and guests.
- What you own & maintain: You are responsible for all maintenance of your Unit, its structures, and parking areas. The association maintains the common areas (pond, dam, recreation facilities, private road). Certain lot retaining walls are your responsibility, not the association's.
- Architectural review: Almost any exterior change (construction, landscaping, painting, additions, solar panels, satellite dishes, fences, exterior lighting) requires written approval from the Architectural Review Committee before you start. Interior work generally does not need approval.
- Leasing & rentals: Leases must be at least six months long. If you lease your Unit, you may assign your voting right to the tenant by written notice to the association. Tenants have the right to use common areas.
- Pets: Usual household pets like dogs and cats are allowed, but no more than two per Unit. Dogs must be leashed when outside and walked only in designated areas. No pets may be kept for commercial purposes. Aggressive or nuisance pets my be removed by the board.
