- What you own & maintain: You own your lot and residence in fee simple. The association maintains the common areas (including stormwater facilities), Limited Common Areas assigned to specific neighborhoods, and may also maintain landscaping in public rights-of-way.
- Use of property & home businesses: Lots may only be used for single-family residential purposes. Home businesses are permitted if they comply with Cary's municipal home-occupation ordinances. No noxious or offensive activities, or anything that interferes with neighbors' quiet enjoyment, are allowed.
- Architectural review: The Architectural Committee must approve all exterior changes to the lot or structure that are visible from neighboring property, including landscaping, fencing, signs, HVAC units, and window treatments. Prefabricated structures are prohibited if visible from neighboring property.
- Signs: No sign visible from neighboring property may be installed without prior written approval, except: one temporary “for sale” sign (max 30x24 inches); one political sign (max 24x24 inches) displayed no earlier than 45 days before an election and removed within 7 days after; and signs required by law. Vehicles longer than 18.5 ft, taller than 6.25 ft, or wider than 7 ft are prohibited unless parked in rear/side yards not visible from neighboring property, or are guest vehicles (max 7 days per 6 months). Commercial vehicles and inoperable vehicles are prohibited if visible from neighboring property; pickup trucks under one ton with a camper shell (≤7 ft tall, ≤18.5 ft long) used for regular transportation are exempt.
