Stanfield, Phase 2 is a planned community in Ayden, NC, governed under the North Carolina Planned Community Act. You own your lot and home; the Stanfield Community Association maintains common areas, streets, and stormwater facilities, and enforces rules that apply to owners, residents, and guests.
- What you own & maintain: You own your lot and dwelling and must maintain your property — including landscaping, exteriors, and driveways — to the Community-Wide Standard. The association maintains common areas, roads, entry features, ponds, and stormwater facilities. You also must maintain unimproved common areas along your lot boundary (e.g., the strip between your lot line and the curb).
- Leasing & rentals: Leases must be for at least six months. The association may otherwise regulate leasing, but cannot prohibit it or require consent to lease or transfer a lot. Short-term or vacation rentals are effectively banned by the six-month minimum.
- Occupancy rules: All occupants of a single lot must be a single family: people related by blood, marriage, adoption, or guardianship, or no more than three unrelated persons living together as a single housekeeping unit. Occupancy is also limited by the lot's size and facilities.
- Architectural & exterior changes: Most exterior changes — structures, fences, landscaping, exterior colors, solar panels — require prior approval from the Declarant or, after the Declarant Control Period, an Architectural Review Committee (ARC). Approval is based on aesthetics in the reviewer's sole discretion. No above-ground pools. No mobile homes, trailers, or manufactured housing.
- Parking & vehicles: Only licensed, operative passenger cars, station wagons, passenger pickups, and passenger vans may be regularly parked in driveways. Regular parking on roadways is prohibited. Recreational vehicles must be screened from view. No vehicle may be used as a dwelling.
- Pets & signage: No document-specific pet limits are stated (see the initial rules in Exhibit C for details). Signs for sale or rent are allowed up to 18x24 inches; other signs are prohibited unless placed by the Declarant.
- Assessments & fees: All lots pay annual Base Assessments set by the Board. Special Assessments may be levied for unbudgeted expenses.
