Upper Linda Vista is a standard single-family-home HOA in Missoula, MT — a declaration of covenants, conditions, and restrictions that runs with the land and binds all present and future lot owners. The rules apply to homeowners in the Linda Vista Estates subdivision and are enforced by the Upper Linda Vista Homeowners Association.
- What you own & maintain: You own your lot and the home on it, and are responsible for exterior maintenance (painting, repairs, lawn, weed control, boulevard trees and sidewalks, and any drainage ditch on your lot). The HOA maintains the parks, trails, open areas, and does weed control in common areas.
- Architectural review: Almost any exterior change — construction, additions, fences, paint colors, landscaping, sheds, TV dishes — must be submitted to the Architectural Control Committee for written approval before work begins. The committee may charge a fee and can reject plans on aesthetic or engineering grounds.
- Pets & animals: Only cats, dogs, or small household birds (like canaries) are allowed. No commercial raising of animals. Dogs and cats must stay on your lot or be on a leash. City animal rules are incorporated and the stricter rule applies.
- Parking & vehicles: No more than 5 vehicles owned or driven by occupants may be parked visibly on or adjacent to a lot. Trucks over 1 ton, RVs, boats, trailers, and other recreational vehicles cannot be parked on streets or lots for more than 24 hours unless stored in a garage or approved structure. No vehicle repair on roads or lots.
- Leasing & rentals: There is no specific lease-length minimum or rental restriction in this declaration. However, a "For Rent" sign (one small sign per lot) is allowed. Renters must follow all HOA rules.
- Fences & landscaping: Fences and hedges cannot exceed 5 feet in height (4 feet along certain common areas) and must be approved by the Architectural Control Committee. Within 6 months of occupancy, you must plant at least 4 trees (8–10 feet tall) and meet city boulevard tree requirements.
