- Signs & flags
- Generally prohibited except: (i) 'for sale' sign less than 4 sq ft, (ii) Declarant/Builder signs, (iii) security service sign within 10 ft of entrance (Section 7.03)
- Setbacks / home size
- Minimum 1,800 square feet of heated and cooled living space per House (Section 7.05(a))
- Maintenance
- Association maintains Common Area; Owner maintains his Lot, House, patio, yard, structural repairs, fences, landscaping (Section 5.01). Association has right of entry for emergency repairs and maintenance (5.01). (Sections 5.01, 2.01)
- Insurance
- Association shall obtain casualty insurance for all insurable improvements it is obligated to maintain on Common Area, including fire and extended coverage, full replacement cost. Also public liability, worker's comp, fidelity bond. (Section 11.01)

- Each Lot restricted to private, single-family dwelling for residential use (Section 7.01)
- Voting & meetings
- Voting by Owners in accordance with the Bylaws (Section 3.02)
- Amendments
- After Turnover, amendment by 67% of voting interests (9.06). Until Turnover, Declarant may amend unilaterally for corrections (9.06) and in any manner under Section 10.03. Declarant also has sole authority to amend Articles and Bylaws until (Sections 9.06, 10.03, 10.04)
