- Single level with attached garage: min 1,400 sq ft enclosed floor area. Raised ranch/split-entry with 1 level: min 1,400 sq ft on first floor. Split-level: min 1,400 sq ft on main level. Excludes garage, stoop, porch, deck. (Article X Section 3)
- Maintenance
- Owner responsible for Lot and structures. Association responsible for Common Areas (improve, manage, repair, replace, maintain). (Article VIII; Article IV Section 4)
- Use restrictions
- Lots shall be used for single family residential purposes only. No flats, apartments, temporary structures, trailers, etc. (Article X Section 1)
- Voting & meetings
- Two classes: Class A (Lot Owners) - 1 vote per Lot; Class B (Company) - 3 votes per Lot. Class B membership ceases on 7th anniversary or when Company owns no Lots. (Article III Section 2)
- Amendments
- During first 40 years, amendment requires 90% of Lots; thereafter 75% of Lots. Company has unilateral right to amend for VA/FHA requirements. All amendments must be recorded. (Article XI Sections 2, 3)
