Maintenance
Owner responsible for Lot and structures. Association responsible for Common Areas (improve, manage, repair, replace, maintain). (Article VIII; Article IV Section 4)
Use restrictions
Lots shall be used for single family residential purposes only. No flats, apartments, temporary structures, trailers, etc. (Article X Section 1)
Voting & meetings
Two classes: Class A (Lot Owners) - 1 vote per Lot; Class B (Company) - 3 votes per Lot. Class B membership ceases on 7th anniversary or when Company owns no Lots. (Article III Section 2)
Amendments
During first 40 years, amendment requires 90% of Lots; thereafter 75% of Lots. Company has unilateral right to amend for VA/FHA requirements. All amendments must be recorded. (Article XI Sections 2, 3)
