Melody Ranch is a standard single-family home HOA in Teton County, Wyoming, designed as a rural residential subdivision. These covenants bind all lot owners in Melody Ranch Residential Unit Two – Second Filing and are intended to preserve the area's natural beauty, protect property values, and maintain a quiet, low-density character. You own your lot and house, and the Association maintains common open space, roads, and certain amenities—funded by assessments paid by every owner.
- Architectural review: No improvement, alteration, landscaping, or vegetation removal may occur on any lot without prior written approval from the Architectural Review Committee (ARC), which is the Association’s Board of Directors. Plans are deemed approved if the ARC takes no action within 60 days of complete submission.
- Pets & animals: No more than two generally recognized house or yard pets per lot; they must be restrained/leashed. Pets that chase or harass livestock, wildlife, people, or vehicles may be impounded (first violation $250 penalty plus impound costs), and on a third violation the animal must be removed and the right to keep pets may be revoked.
- Leasing & rentals: No explicit minimum lease term is stated in this document, but no business or commercial use is allowed. A single “For Rent” or “For Sale” sign (max 18×24 inches) is permitted on a lot only if the ARC allows it. Leasing of recreational open space is prohibited without ARC permission.

Firearms discharge is prohibited without ARC approval. No exterior speakers, signs (except one small for-sale sign), towers, or aboveground tanks without ARC approval.
- Assessments & liens: All owners must pay assessments levied by the Association, proportional to the number of lots. Assessments that remain unpaid 25 days after due date incur a 1.75% monthly surcharge (max 21% per year). Unpaid assessments become a lien on the lot, superior to most other liens, and can be foreclosed like a mortgage.
- Wildlife & environmental protections: Vegetation removal is highly restricted; no elk or big game feeding; no non-native animal introductions; no hunting without written ARC permission; owners must control noxious weeds. Active raptor nests must be reported and left undisturbed during nesting season.
- Future development & annexation: Owners consent to potential future annexation by the Town of Jackson and to the creation of an Improvement and Service District. The Declarant reserves rights to further develop the Benefiting Parcel for up to ten years. The covenants automatically terminate January 1, 2046 unless extended by 67% owner vote.
