Pets

Dogs, cats or other household pets may be kept, not for commercial purposes, and must be confined to the Lot except when walked under control. (Article III, Section 5)

Architectural approval

Construction, fencing and landscaping plans require prior written approval by Developer (or assignee). Approval based on conformity with surroundings, effect on view, etc. Developer has sole discretion. (Article IV, Section 5)

Setbacks / home size

Total floor area of all dwellings shall be a minimum of 1,200 square feet, excluding basement areas (finished/unfinished), garages, decks and open porches. (Article IV, Section 3)

Covenants run with land for 20 years from recording, then auto extend for successive 10-year periods unless majority of Owners cancel. Can be amended by affirmative vote of 75% of Lots, filed in Jefferson County Clerk. (Article VI, Section 1)
