- One-story: minimum 1,200 sq ft total floor area. One-and-one-half or two-story: minimum 1,400 sq ft with minimum 800 sq ft on first floor. Basement areas, garages, decks, open porches not included. (Article IV Section 3)

- Owner responsible for repair of residence, maintenance of lot, fences, landscaping, sidewalk, driveway, etc. Homeowners Association responsible for maintenance of any common area and common open space, private roads, islands in right-of-way (Article III Sections 10-11; Article V Se)

- Two classes: Class A (Lot Owners) one vote per lot; Class B (Developer) one vote per all lots in subdivision (including sold). Class B ceases on earliest of Dec 31, 2010, 100% lots conveyed, or Developer elects conversion. If multiple owner (Article V Section 11)
- Amendments
- Covenants may be canceled, altered or amended by affirmative vote of owners of 75% of Lots subject to restrictions; amendment recorded. Provisions of Article V Section 1 (Tree Canopy) require prior written approval of Louisville Metro Plann (Article VI Section 1)
