- Design Committee must review and approve all matters pertaining to construction, completion, occupancy of initial residence, garage, related structures, landscaping, trees, lawns, irrigation, fencing, drainage. (Sections 8.1, 5.14C)
- Home business
- Permitted home occupations: child daycare (max 3 children), building contractors, realtors, pet grooming, beauty salon. Insubstantial traffic (max 2 vehicles at a time). Hours must be approved. No signage. (Section 5.6)
- Signs & flags
- Flagpole with Design Committee authorization, height not to exceed 20 feet. Lights must directly light the flag and may not shine into another Lot or residence or Common Area. (Section 5.35)
- Use restrictions
- Lots shall be used exclusively for single family residential purposes (Section 5.39)
- Voting & meetings
- One vote per Lot; Developer gets twelve (12) votes for each single Lot owned by it. Owners in violation of Declaration lose vote during violation period. No fractional votes. (Section 2.2A, 2.2B, 2.2C)
