Mayfair Village is a single-family home subdivision in Indianapolis governed by a homeowners association (HOA). This Declaration of Covenants and Restrictions binds all property owners, establishing rules for the use, appearance, and upkeep of lots and community areas. - Pets & nuisances: Household pets (dogs, cats) allowed but not for breeding or commercial purposes. Barking dogs are considered a nuisance. Livestock, poultry, and other animals prohibited. No noxious or offensive activities.
- Assessments & HOA fees: The HOA levies General Assessments (uniform per lot) and Special Assessments (for capital improvements, requires owner vote). Assessments are a lien on the lot and a personal obligation of the owner. Interest on late payments at statutory maximum. Assessments are subordinate to first mortgages. The HOA must maintain a Reserve for Replacements for community area maintenance.
