What Cambridge Homeowners' Association Inc.'s governing documents say
Cambridge is a master-planned single-family home subdivision in Evansville, IN, governed by a homeowners' association (Cambridge Homeowners' Association Inc.). These covenants apply to lot owners in the original Cambridge subdivision and its later phases (Cambridge Village Phase II and Phase IV), with specific rules for each phase. The document covers residential use, architectural standards, minimum home sizes, and community restrictions.
- Residential use & lot occupancy: Lots are for single-family residential use only, except designated commercial 'Village' areas. No more than one dwelling per lot, and no dwelling may be occupied until substantially completed.
- Minimum home size (by phase & lot): Minimum living area (excl. porch, breezeway, garage, basement) varies by lot: for original Cambridge, from 1,500 sq. ft. (1-story on 70' lots) up to 4,000 sq. ft. (2-story on estate lots). For Cambridge Village Phase II, 2,200–3,000 sq. ft. depending on lot and story count. For Phase IV, 2,200–3,000 sq. ft. depending on lot.
- Architectural review & construction: All structures, landscaping, and fencing require prior written approval from the Architectural Review Committee (or later the Association). Plans must show materials, design, and location; the committee has subjective discretion but cannot be arbitrary. Builders and contractors also need approval.
- Pets & animals: Up to 4 household pets (dogs, cats) allowed per lot, but no breeding for commercial purposes. No livestock, fowl, or poultry. Pets must be confined to the lot or walked on a leash; barking dogs are a nuisance.
- Parking & vehicles: No overnight street parking without Association permission. Vans, campers, boats, RVs, commercial trucks, and trailers must be parked inside an enclosed garage. Vehicle maintenance must be done inside a garage.
- Fences & landscaping: Fences require committee approval. Front yard fences max 3 ft. high; rear/side yard fences max 6 ft. No chain-link fences. On golf course lots, only aluminum see-through fencing allowed. Lots must be kept mowed and debris-free.
- Leasing & rentals: One sign (max 5 sq. ft.) advertising sale or rental is allowed. No other specific lease term or rental restrictions are stated in these covenants.
- HOA assessments & membership: All lot owners automatically are Association members. Initial assessment was $50/month per lot, with a max 10% annual increase until common areas are conveyed. Assessments are a lien on the lot (secondary to mortgages).
