What Cambridge Condominium Association, Inc.'s governing documents say
This is a set of protective covenants, reservations, restrictions, and conditions for the Cambridge Subdivision in Evansville, Indiana. It is a master-planned, single-family-home community (not a condominium). The document applies to lot owners (who build and own houses) and is binding for 25 years from recording (1999). It covers architectural standards, land use, maintenance obligations, and homeowners' association membership.
- Residential use & lot usage: All lots are for residential use only, with no more than one single-family dwelling per lot. Some lots near the 'Village' area may be designated for commercial use.
- Architectural review & construction standards: No structure can be built or altered without approval from the Architectural Review Committee. The committee considers materials, design, and harmony with existing homes. Plans, landscaping, and fencing must be submitted. Specific minimum square footage requirements apply by lot; for example, on 70-foot-wide lots a one-story home must be at least 1,500 sq. ft., and a two-story home at least 1,900 sq. ft. - Parking & vehicles: Overnight street parking is prohibited without association permission. Boats, campers, RVs, commercial trucks, and similar vehicles may only be parked inside an enclosed garage. Maintenance and repair must be done inside a garage.
- Landscaping & property maintenance: Owners must keep their lots mowed, free of debris, and maintain the exterior of all improvements. Mature trees (over 8–10 inches in diameter) cannot be removed without committee approval.
- Homeowners' association (HOA) & assessments: All lot owners automatically become members of the Cambridge Homeowners’ Association Inc.
