Hamilton Church Manor is a single-family home community governed by a homeowners association. These documents cover specific guidelines for fences and telecommunications, not the full set of HOA rules.
- Architectural review required: All fence and satellite dish installations must be pre-approved via an online Architectural Change Request (ARC) before any work begins. Approval is valid for six months; if construction doesn't start within that time, approval expires. If the ARC committee doesn't respond within 30 days of receiving complete plans, the request is automatically denied.
- Fence types & specifications: Wood fences must be 6 ft. tall, Shadow Box/Tabletop design, made of Red Cedar or Treated Pine. Black aluminum fences must be 4–5 ft. tall with open spindles only. Only one gate per fence is allowed, max 44 inches wide.
- Property line & utility responsibility: Fences must not extend past property lines. Owners are responsible for calling Tennessee One-Call before digging and for ensuring the fence is within their property lines (surveys are the owner's responsibility).
- Satellite dish & telecommunication equipment: Dishes must be installed to the rear of the home, not visible from the front or side, and must not interfere with other homes. All cables and wiring must be concealed indoors; they cannot be draped on gutters, downspouts, or other exterior areas.
