Collections & liens

Liability for cost of maintenance enforced by Committee as a lien upon the lot, subject to any Security Deed of record. Also enforcement of covenants creates a permanent charge and lien upon the lot. (Sections 13, 17)

Architectural approval

If the Committee fails to approve or disapprove applicant’s plan within thirty (30) days after said plans and specifications have been submitted in writing, approval by the Committee will not be required. If plans incomplete, owner notified (Section 18)

Home business

private offices may be maintained in dwellings located on any of the Lots so long as such use is incidental to the primary residential use of the dwellings, if such use is allowed by local zoning (Section 1)

Amendments

After initial 30-year term, declaration may be extended for a period not to exceed twenty (20) years if agreed to by two-thirds (2/3) of the lot owners, each lot being entitled to one vote. Such extension shall be recorded. (Preamble)
