- Total living area not less than 1,600 square feet, exclusive of open porches, lanais, and garages; at least 1,000 square feet must be on the ground level. (Article III, Section 3.06(a)(1)(i))
- Use restrictions
- All DWELLING UNITS shall be for RESIDENTIAL USE only, except for construction, marketing, sales, and rental activities by DECLARANT. (Article III, Section 3.02)
- Voting & meetings
- Each MEMBER (other than Declarant) has one vote per UNIT. Declarant has two times the total votes of all UNITS until the TRANSFER DATE, then same as any other MEMBER per UNIT owned. (Article IV, Section 4.0(d))
- Amendments
- Until TRANSFER DATE, DECLARANT may amend unilaterally without consent of any person. After TRANSFER DATE, amendment requires instrument signed by MEMBERS holding at least two-thirds (2/3) of the votes of the HOMEOWNERS ASSOCIATION, recorded (Article VI, Sections 6.04(a) and 6.02)
